WAICA Reinsurance Corporation’s West Africa Regional Office commences construction in Accra, Ghana

The sod has been cut for the construction of WAICA Reinsurance Corporations West Africa regional office for Africa to begin in Accra, Ghana. The building, which is budgeted to cost US$ 40 million, is expected to be completed in 18 months; by which time it will rank as the newest and one of the most striking edifices to grace Accra’s rapidly rising skyline. It is located in the Airport Residential Area, one of the most prestigious business districts in the country’s capital city.

Upon its completion, the WAICA Re regional office will stand as a testament to architectural innovation and modernity, complementing the dynamic growth of Accra’s urban landscape.

Boogertman + Partners, known for their excellence in architectural design, have conceptualized a building that blends urban concepts, functionality, aesthetics, and sustainability.

The design concept of  WAICA Re’s building skin draws inspiration from the vibrancy of African culture, including colours, iconography, fabrics, patterns, fauna, and flora. The building is enveloped in a striking and purposeful facade, which serves as both a decorative element and a functional screen. This screen wraps around the building, providing ventilation for above-ground parking while revealing a welcoming and public entrance.

The location of the new regional office in the Airport Residential Area strategically positions WAICA Reinsurance Corporation at the heart of Accra’s commercial activity, facilitating accessibility and engagement with clients, partners, and stakeholders.

As construction progresses, the regional office promises to become a hub of activity, encouraging collaboration, innovation, and growth within the West African insurance and reinsurance sector. It will also contribute to the economic development of Accra by generating employment opportunities and attracting investment to the region.

SAPOA Convention

8 Merchant Place was recently awarded with the Best Corporate Office Development award at the Property Development Awards for Excellence, which took place during the South African Property Owners Association convention in Sun City. Marketing Manager Onthatile accepted the award with Pierre Witthuhn from the Eris Property Group.

Happy International World Architecture Day to celebrate this day we will be looking at some of the projects Boogertman + Partners have developed that exemplify integrated resilient communities.

To start let us look at some of the characteristics of what a resilient community is

A resilient community is one that can effectively withstand and recover from various challenges, such as natural disasters, economic downturns, social crises, or other disruptions. It is characterized by several key attributes:

1. Adaptability: Resilient communities have the ability to adapt to changing circumstances and emerging threats. They are flexible and open to new ideas and approaches.

2. Resourcefulness: These communities efficiently use their available resources to address challenges, including human, financial, and natural resources.

3. Community Engagement: Resilience often relies on strong social networks and community engagement. People within these communities support each other and work together to solve problems.

4. Infrastructure and Planning: Resilient communities invest in robust infrastructure and develop comprehensive disaster preparedness and recovery plans.

5. Environmental Sustainability: They also consider environmental sustainability, which can enhance resilience in the face of climate-related challenges.

6. Governance and Leadership: effective governance and leadership play a crucial role in coordinating responses and resources during crises.

Overall, a resilient community is one that can bounce back from adversity and continue to thrive, even in the face of significant challenges.

We find ourselves wondering whether the creation of a resilient community is achievable on the continent. Upon examining our infrastructure and governance, one might be inclined to dismiss this notion. Nonetheless, we firmly believe that in Africa, resilience is not solely derived from the built infrastructure but also from the skill set of the community's inhabitants. Thus, when we assess our existing infrastructure and the projects we've undertaken, we wholeheartedly recognize that none of them could exhibit resilience, feasibility, or vitality in a thriving economy without the active engagement of the individuals who will use these structures and participate in the urban spaces they create.

Bankenveld District

Bankenveld District City (BDC) is a smart, sustainable, inclusive environment that will become the model for mixed-used developments in South Africa. Located between the Woodmead and Marlboro offramp, close to Sandton and with the N3 highway exposure, it is Johannesburg North’s most connected precinct.

The proposed development aims to fill a strategic gap in the urban fabric in order to improve the socio-economic condition of this region.

“The vision is a smart, sustainable, inclusive urban environment which has the potential to become a prototype for new urban living in Johannesburg. Through its innovative & flexible urban design framework, the Precinct caters for all aspects of multifaceted living including Residential, Retail, Commercial, Light Industry, and Educational Development.”

The development allows for a wider socio-economic appetite and an inclusionary demographic mix. Which speaks to the existing demographic in the neighbouring areas.

Westown

Westown is an expansive 100-hectare mixed-use precinct that seamlessly blends urban and green spaces. Its strategic location, just off the N3 highway connecting Pietermaritzburg and Durban, makes it an exceptional destination. Serving as the inaugural phase within the expansive 2,000-hectare Shongweni Urban Development, Westown stands out as a monumental project, representing one of the most substantial infrastructural investments by the eThekwini Municipality in Durban since the iconic 2010 Soccer World Cup. This acclaimed Catalytic Project boasts unwavering support from various tiers of government and boasts authorized development rights encompassing an impressive 517,000m² of bulk floor area.

In addition to its investment value, Westown will also bring much needed community and socio-economic benefits to the Outer West including:

• An upgraded road, water, and power infrastructure
• New schooling and education facilities
• The creation of running, cycling, and equestrian trails, connected to the urban spaces and managed through the Westown Management Association
• Wetland rehabilitation and ongoing management
• Support of surrounding businesses and facilities for the collective growth of the area.
• 15 000 construction jobs
• 8 500 permanent jobs
• A training centre and skills development programs
• Integrated public transport

FNB Bank City

We were briefed to renew the retail offering along Fraser Street that connects Pritchard Street and Jeppe Street within the FNB Bank City precinct in the inner city of Johannesburg. The client required an upgrade of the old Fraser Street to an upbeat more attractive and exciting space that would encourage more engagement between the precinct, staff and tenants at street level. This upgrade is the first phase of an R 100 million commitment by FNB to revitalise the precinct and their building.

Though the building was built in the late ’80s due to its neoclassical style the design concept centred around a modern insertion into a ‘400’ year old building. This was represented in the sleek new shopfronts, minimal light fittings and urban furniture. Existing plant beds, water features and trees in the precinct were kept and included into a cohesive design and mapping of the space with a surface application of 3 000m2 of an environmentally friendly rubberised floor called Melos, a German EPDM product.

The pattern of the floor intends to suggest desire lines of the pedestrians within the street and colours were chosen to represent the companies that sit under the First Rand Group, red for Ashburton, black for RMB, turquoise and orange for Wesbank & FNB.

Conclusion:

These three projects serve as evidence that communities have the ability to showcase how architecture and urban design can support resilient societies. Our goal as a practice is to humanize urban design, honouring existing cultures and communities.

ONE CAP1TAL

We are thrilled to announce that Boogertman + Partners has been selected as a Finalist to present the project, One Cap1tal, at the World Architecture Festival in Singapore.

The client came to us with a request to create a unique and exceptional structure. As a passionate art collector, he envisioned an office that would serve as both a fully functional workspace and a part-time art gallery on weekends and evenings. Instead of being confined to his work during the day, he desired to spend his time introducing visitors to his collection. To bring his artistic vision to life, we considered the idea of designing a building that would resemble a sculpture. Our inspiration stemmed from the captivating wooden sculpture by Brian Willsher, which explores the concept of interconnected yet distinct objects that harmoniously intertwine or counterbalance each other. The result was truly remarkable, with breathtaking three-dimensional spaces taking shape. This intriguing exploration prompted us to contemplate the possibility of merging art and architecture in a pioneering venture.

Our vision for the building is to transform it into a sculptural object that serves as a captivating public space. As guests and visitors move through the building, they will be mesmerized by the intricate geometry juxtaposed against the breathtaking views. The most essential areas are situated in the eastern wing to optimize functionality. This wing is designed to be tranquil, private, secure, and discreet, with a column-free layout. These two elements—the sculptural object and the eastern wing—are intentionally contrasted. Approaching the building from various angles, one is immediately struck by its presence above the Illovo ridge. If arriving by car, the Porte-cochere becomes the designated drop-off point. For those requiring parking, a guided descent down the ramp, with its cantilevered roof clad in matching materials, leads to an underground parking area. The spacious reception area, physically connected to the main reception via escalators and visually connected through openings in the slabs, provides a transformative experience.

The main reception area is an enclosed space with a deliberate slot offering views to the sky but not to the horizon. Easy access to lift cores for general and private use is readily available from both reception levels. The main lift and service core act as the boundary between private and public areas throughout the building. Moving from the ground floor reception, visitors are guided to level one via conveniently located escalators, leading to the pre-assembly level before accessing the main auditorium on levels 2 and 3. The pre-assembly lobby features a lobby bar and barista area nestled beneath the double-volume 150-seater auditorium above, offering elevated views. Escalators continue to transport people to the auditorium access level and further up to the upper-level access. On these levels, hidden behind discreet areas in the lift shaft, an art gallery showcases larger works in a double-volume space. The remainder of the building's program includes meeting rooms, sleeping pods, private apartments, and dining pods.


2025 FIFA Beach Soccer World Cup Stadium

We are pleased to announce that Boogertman + Partners has been awarded the 2025 FIFA Beach Soccer World Cup Stadium Design.

This project was proposed by Boogertman + Partners and Fortem Consulting on behalf of the Seychelles Football Association for the hosting of the 2025 FIFA Beach Soccer World Cup. This will be held in Seychelles in 2025, making it the first African nation to do so. The stadium has a capacity of 4,000 spectators and meets all FIFA event specifications.

After the event, the stadium will be divided into two smaller stadiums of comparable size and reassembled at two sites on the island. The stadium was designed as a system of off-site pre-manufactured pieces that are moved to the construction site, installed, and then disassembled and rebuilt as two smaller arenas due to the island's lack of resources.

FNB13th most beautiful stadium in the world

26 January 2023 – Iconic FNB Stadium, has been named as the 13th most beautiful sports stadium in the world.

In a thorough and wide-ranging analysis conducted by British based OLBG, the research was conducted through fans from across the globe as well as analysing Instagram hashtags.

Considered the traditional home of South African football, the FNB hosted the opening and final of the 2010 FIFA World Cup and has also hosted several global events since then.

Asgiriya Stadium in Kandy, Sri Lanka, has been named the most beautiful sports stadium in the world with 32 percent of all fan reviews on Tripadvisor containing the words beautiful, aesthetic and stunning.

Folsom Field in Colorado in the USA was named the second most beautiful stadium while LaVeli Edwards Stadium based in Utah, USA came third.

Croatia’s Stadion Kantrida came fourth while the famous Rose Bowl in Pasadena in California was ranked 6th overall.

FNB Stadium also known as the Calabash was the only stadium from across the African continent that made it into the world top 15 with USA structures dominating the top 15 list.

Boogertman + Partners are proud to have been included in the World Architecture Top 100 annual survey conducted by Building Design, a leading industry online platform.


Placed at 98th in the world based on size, and second in Africa for fees generated on the continent, this is the sixth year that the practice has been ranked in this survey.

The data for the rankings and tables in the publication was gathered by UK communications agency Camargue on behalf of Building Design. Details and listings are the results of a survey sent out to over 1,000 architecture practices worldwide in October 2020 and analysed the following month. The listings are based on declarations from the practices themselves.

Elizabeth Hopkirk, Editor of WA100 notes that 2020 has been a challenging year for the industry and while sentiment is that 2021 will be stagnant there is optimism for the recovery of the sector late 2021 and 2022 and that practices that can ride the storm will be placed to take advantage of renewed spending when the construction industry recovers.
